Major and Planned Works

Major maintenance (sometimes called cyclical works) is work to maintain the general condition of your home and some communal fittings.

It includes:

  • external painting;
  • general repairs to fences and paths;
  • renewal of lights; and
  • clearing and checking the conditions of gutters and down pipes.

Major maintenance generally occurs every six years.

Planned maintenance includes:

  • replacing heating systems;
  • roof renewals;
  • electrical rewiring;
  • window/kitchen/bathroom replacements;
  • passenger lifts; and
  • replacing other mechanical and electrical equipment.

We will let you know of any proposed work in advance. Sometimes our contractors have to put up scaffolding. This is usually put up two weeks before the works, and can remain for two weeks following completion so we can inspect the work. 

You will be consulted on your choice of fitting when your kitchens or bathrooms are replaced.
