Responsibility for Repairs

As time passes, normal wear and tear will occur to your home.You are responsible for keeping your home in a reasonable condition, solving minor problems and insuring the contents of your home.

Our responsibilities for repairs:

  1. Drains, gutters and down pipes
  2. Roofs, walls, floors and ceilings
  3. Plasterwork and skirting
  4. Windows, frames, cills, catches and cords
  5. Baths, basins, sinks, toilets, cisterns and waste pipes – but not blockages
  6. Electrical wiring, including sockets, switches, main fuses and circuit breakers but not bulbs or individual appliance fuses
  7. Gas pipes, gas equipment supplied by Wandle but not your cooker
  8. Water pipes, tanks, taps and control valves
  9. Kitchen units and worktops
  10. Chimney stacks and flues
  11. Pathways, steps and other means of access
  12. Garages and stores that are built into your home
  13. Boundary walls and fences
  14. Communal halls, lifts and other communal areas
  15. External decoration
  16. Internal decoration only when disturbed by repairs
  17. Reglazing to communal areas only
  18. Infestations of rats, mice and squirrels in your home that are causing a health hazard and are getting in because of a fault inside the home.

Your repair responsibilities:

  1. Replacing locks when you have lost your keys
  2. Plugs and chains to baths, basins, and sinks
  3. Clearing blockages in waste pipes to baths, sinks and basin
  4. Replacing glass in doors and windows, except where it was damaged through crime or fair wear and tear
  5. Light bulbs, tubes, starters and fuses
  6. Plug tops to appliances, including fuses
  7. Loss of power due to a faulty appliance or bulb blowing
  8. Hat and coat hooks
  9. Pelmets and curtain fittings
  10. Internal decoration
  11. Adapting doors to fit carpets
  12. Moving kitchen units to fit large kitchen appliances such as cookers and freezers
  13. Leaking pipes and connections serving washing machines and dishwashers
  14. TV aerials, except communal aerials
  15. Replacing broken toilet seats
  16. Your own possessions, such as carpets and furniture; you should insure your possessions with home contents insurance
  17. Damage to your personal possessions from water getting in
  18. Connection and plumbing of washing machines, tumble driers and dishwashers
  19. Infestations of rats, mice and squirrels inside the home, which are not because of any fault within the home. All infestations of insects in the home.
