Wandle Board

Wandle is overseen by a Board which meets regularly throughout the year and is responsible for setting our strategic direction, and for establishing policies and plans to achieve our key objectives. It provides sound systems of control and a framework of delegation to the Executive Directors and our employees.

The Board monitors how we deliver services to residents and reviews performance and policies. They are responsible for ensuring that we are a well run, efficient and properly governed organisation. Our Board members have wide-ranging expertise and come from diverse backgrounds. Board members are appointed through a formal appointments procedure.

The Wandle Board currently consists of 12 members and meets formally at least six times a year.  Members also serve on the Asset Investment, People and Governance, or Audit Committees.

Ian Green

Ian Green (Interim Chair)

Ian’s career has been in the voluntary sector, and he has worked at senior levels within the YMCA both nationally and globally. He was Chief Executive of YMCA England for five years and has also worked at the World Alliance of YMCAs.  Ian is currently CEO of the Terrence Higgins Trust, the UK's leading HIV and sexual health charity. He has a particular interest in the provision of affordable housing and was Cabinet Member for Housing in the London Borough of Ealing for a number of years. He was Chair of Advance, the national Housing Association that provides homes for adults with mental health issues and learning disabilities. Ian was appointed to the Wandle Board in 2013.

Alfons Dankis Alfons Dankis (Chair of Audit Committee)

As a qualified accountant, Al has extensive experience of the housing sector at executive and non-executive level. He worked for many years as the Group Finance & Planning Director at Guinness Partnership, a large national housing association. He is also the Chair of Crown Simmons Housing Association.

Ashley Horsey Ashley Horsey (Chair of People and Governance Committee)

Ashley has 30 years experience at both senior executive and Board level in the social housing and charity sectors. Ashley was a senior civil servant in the Homelessness Directorate for three years, and prior to that Chief Executive of the campaigning charity, The Empty Homes Agency. As Commercial Director for Local Space from 2005-2009 he was part of the executive team that set up this new housing association in east London.  At Local Space Ashley was responsible for establishing and overseeing a £200m purchase and repair programme delivering over 1,000 new social homes in two years. Ashley is currently Chief Executive of independent charity, Commonweal Housing. He joined the Board of Wandle in 2014.

Tom BremnerTom Bremner 

Tom has worked in the housing sector for over 25 years and has wide ranging operational, strategic and consultancy experience with councils, housing associations, arm’s length management organisations and the private sector. He has been an independent consultant since January 2016 with contracts including senior roles at a number of local authorities on transformation and regeneration. Prior to 2016 he worked in housing associations, local authorities and ALMOs including 5 years as a Director at L&Q and 2 ½ years as the Managing Director of Brent Housing Partnership.

Tom is a community governor and chair of the Resource Committee at a federation of two outstanding schools in Lewisham. He is married with 3 children and lives in Forest Hill, south east London.

Teresa OcanseyTeresa Ocansey

Teresa has a background in local government and media and is currently carrying out project work in the financial services sector. She has been a Wandle resident since 2008 and served on the Scrutiny Panel from 2010-13 as a member and then as the Chair. She was appointed to the Wandle Board in 2013 and actively promotes the customer perspective. She takes every opportunity to add to her knowledge of Wandle and the housing association sector. Teresa joined the Board to support Wandle on their journey in making a positive difference to their residents.

Karen Toh Karen Toh

Karen is a corporate finance and treasury executive with over 20 years professional experience. She is currently Director of Group Finance at IG Group, a FTSE250 organisation where she heads up the Treasury, Tax, Investor Relations and Group Reporting teams.

Prior to IG, Karen was the Treasurer for the Grosvenor Group, one of the world’s largest privately owned property businesses, with interests in more than 60 cities internationally. Whilst at Grosvenor her team’s responsibilities included developing treasury strategy and policy, originating and executing debt and derivatives and managing relationships with financial institutions. Karen’s team provided advice to Grosvenor’s businesses worldwide as well as assurance to the holding company by reviewing financing, treasury positions and risks globally.  

Her previous experience includes corporate finance at Rio Tinto, where her focus was on raising multi-billion financings at both the project and corporate level, and diverse roles of increasing seniority at Royal Dutch Shell in M&A, treasury and the business

Karen is a member of the Association of Corporate Treasurers, a qualified CPA (Australia) and holds a M.Sc. in Finance (Distinction) from the London Business School.

She joined the Board in November 2016.

Andy McWilliams  Andy McWilliams

Andy is an experienced multi-channel retailer and has worked at director level for a number of major retailers including Ocado.com, House of Fraser and Home Retail Group. He provides senior board level consultancy and interim support for those organisations seeking to maximise their eCommerce and customer service operations and has recently led a digital transformation programme for The Royal Institute of Surveyors.

Asif Ghafoor Asif Ghafoor

As Managing Director of Amey Investments, Asif leads a specialised Business Winning team which drives clients to develop innovative solutions to meet the UK’s current and future infrastructure, technology and innovation needs. In his role as member of the Amey Group Executive team, his duties also include strategic input into the company’s future bidding pipeline, problem solving in complex projects and relationship management, including with key individuals in central and local government.

Asif and his team work with business units across a range of sectors to drive Amey’s investment, bidding and business development activities - identifying new opportunities and then bidding for them. His record in developing new markets and business, and driving value, is key to the team’s success in shaping Amey’s direction, particularly into new growth areas such as mobility, energy and telecoms.

Asif and his team of lawyers, estimators, financial modellers, commercial managers, bankers and bidding professionals specialise in markets requiring financing, management of investment portfolios, provision of core management services, pre-contract and commercial estimating, and leading complex bids.

Prior to Amey, Asif was in a similar role at BAE Systems and started his career as an aircraft financier at NatWest Markets and Sakura Bank (now part of SMBC).

Jo HillJo Hills

Jo is a chartered Civil Engineer and fellow of the Chartered Management Institute, with nearly 30 years of experience as an engineer and director in construction and maintenance across the public, charitable and commercial sectors. She is the Chair of the National Housing Federation’s London and South East Asset Management Group and a member of the Quality of Existing Homes National Group. Jo is currently Director of Assets & Services at Raven Housing Trust.

James PenningtonJames Pennington

James has worked in development for over 20 years for both Housing Associations as well as National House Builders in the private sector. James is currently Director of Development for Radian Housing where he is responsible for managing their Development Programme, leading the development and sales teams, and leading the Help to Buy Agency for The Radian Group.

Tracey LeesTracey Lees (co-optee)

Tracey Lees became Wandle Housing Association's Chief Executive in March 2015. Tracey joined Wandle from the Barnet Group (including Barnet Homes), where she had been the CEO since 2008.
She has worked for more than 30 years in social housing for a number of Local Authorities, Registered Providers and ALMOs, and has a very broad knowledge of all aspects of Wandle’s business.
